The goal for staging a home is to highlight the features of each room clearly to allow potential buyers to envision their lives in that space. Some of my go-to, affordable tips for my clients include the following:
Touch-Ups – Take a walk through your home with painters tape to give each room a self pre-listing evaluation. Dig out those leftover paint cans and touch up over marks and spots on the walls.
Clean, Clean, Clean – I can never stress this enough – having a clean home is of the utmost importance. Use the existing cleaning supplies that you have on hand to conduct a deep clean. Make sure to focus on areas that will stand out to buyers including along the ductwork in the laundry and mechanical storage rooms. If you are short on time, hire a cleaning service when you are getting ready to put your home on the market.
Make a Good First Impression – A potential buyer makes a decision within the first few moments of seeing your home. Make sure that the first things they see look put-together and welcoming. Add planters with fresh flowers to your front porch, or a welcome mat in front of your main entrance.
Reduce the Clutter and Depersonalize – Your home must smell and look clean. Put away personal photos. Remove old dishes and appliances from the kitchen counters. Everything must be neat and orderly, showing off the space. Purchase inexpensive storage bins to hold the removed items.
Lighten Up – Light is very important in the living room, if the room does not have enough natural light, things can look drab and dreary. Always add a couple of floor lamps or decorative lamps and move around furniture to bring in more natural light from the widows. Borrow lamps from a friend, or stop by Target or Marshall’s for a quick bargain.
